This is an excellent book with loads of information and handy tips. I'm not the landlord but I am the manager. This book sure helps me complete my obligations without calling the owner for advice etc. Also, the forms are handy and easy to download and use. I highly recommend this publication.
not a panacea.......2007-09-06
The book is not accurate in some circumstances. We had to consult an attorney for the correct info concerning a tenant who paid one year in advance and then broke the lease. The book does not cover this. The tenant went to a web site and started a series of actions designed to force us into a position where he could sue us. Also our attorney said the book was outdated as the new leases are different.

I had the 10th edition and facing evicting a problem tenant. What a headache since California forms had changed a fair bit. Updating to the 12th ed. changed everything in regards to filling out forms and knowing that I crossed every t and dotted every i totally correctly since it walks you through the most current forms numbered item by numbered item. Now, when I get done with these forms I actually think that they're beautiful (now that's a bit weird I think). It really has put so much power back into my hands, vs. being a victim of the CA bureaucracy!

I have been a landlord for 12 years. Every few years I purchase a revised version just to be sure that laws haven't changed that I should know about. This book is a must if you have rentals in California. It is very easy to understand, it has all the forms you may need on CD and can be referred to quickly when questions come up. I feel I am a better landlord because of this book. I have also loaned it to my friends when they felt that their landlord had not be treating them fairly. They also found it very helpful. I wouldn't be without it.
Very useful and practical handbook for Landlords.......2006-07-27
I read through the book before renting my place, and it provided me with very useful tips on the legality of various aspects of renting one's place. It also had templates and forms which were very handy, in drawing up a lease, issuing a receipt or generating a checklist. I would recommend this book for any landlord, whether you are renting out one house or multiple.

This was the only book I needed to become a landlord in California. With the included forms on CD, I was able to easily create a lease for my tenants and feel confident that I was doing everything legally. I read the relevant sections of the book and will keep it on hand if any rental problems show up. I am very satisfied with the book selection.

If you're in the real estate rental business in the state of California you need this book to start out, survive, and thrive in this business. The NOLO books are written by lawyers for lay people.
The "California Landlord's Law Book: Rights and Responsibilities" covers all ground and gives you more than a legal or business understanding of real estate rental (rare but detrimental scenarios and important topics are discussed, such as Discrimination, Self-Help Evictions, Landlord's Liabilities for Dangerous Conditions and Criminal Acts, etc.)
This law book also contains all the forms you will need, both at the end as apendix and on a CD. The book is very thorough and every new edition stays abreast with the latest rental law changes in California. The only downside (unavoidable) is that every so often NOLO publishes a new edition thus somewhat outdaing previous ones.
Eleventh Edition with a Web Site for Updates.......2005-04-01
I don't know if California has more renters than other places or not, but the laws regarding the renting of property in California are far more numerous, strict, and difficult to understand than those from anywhere else.
This book, written by practicing attorneys who also happen to know how to write in plain and simple English, describes the California laws from the standpoint of the landlord. This includes: leases, rental agreements, managers, credit checks, security deposits, discrimination, invasion of privacy, the landlord's duty to maintain the premises, and much more, things you might not think about if you are just thinking about renting the house you're moving out of.
Some interesting chapters include how to deal with those few tenants who will inevitably try to invent bogus reasons why they were legally entitled to withhold rent, another makes sure that you, your managers and any other employees know and follow antidiscrimination laws and, at least as important, make it clear that you are doing so.
This book is now in its 11th edition. Any book that's been around for eleven editions must have something going for it. And one thing is access to a web site that keeps you up to date with any changes in the law since the book came out.
Finally there's a CD-ROM with the book that includes most (quite likely all) the forms you'll need to be in the rental business.

Anton Rubinstein, a seminal figure in Russian music, was not only a great pianist but also a monumental influence in Russian music education. Rubinstein is responsible for laying the groundwork for Russia's tertiary educational system for the training of musicians and for establishing the use of Western structural forms in Russian music. He later became the foundation director of the St. Petersburg Conservatory. Detailing Rubinstein's pianistic and conducting repertoire, this work provides insight into Russian nineteenth-century performance practice, and the biography presents a sober assessment of Rubinstein's place in history. The author has researched valuable Russian sources to make this assessment of Rubinstein available in English and has provided informative guidelines for further research. In attempting to reinstate Rubinstein as an important figure in the history of Russian and international music, this study makes available to conductors and musicologists updated information on an important nineteenth-century music figure and an aspect of Russian music that has either been forgotten or ignored. Sometimes there actually are winners in a war........2003-03-16
"Dry Tears" is an autobiographical recollection of life in wartime Poland, during the Holocaust. Not only did the author and her sister have to "pass" as non-Jews and live in constant terror of being caught, they also had to worry about their parents, who couldn't "pass" and who lived in hiding.
I've read perhaps a dozen books by Holocaust survivors. This may be the first time that I thought about each individual murder as that: an individual murder, and not as genocide. What happened to the girls' governess in the early pages of the book left me more sleepless than anything since "Anne Frank."
Sometimes, however, there are the occasional winners in a war. The author's family survived as an intact unit. That, dear readers, is a victory.
This book belongs in every historian's library, be it public or personal. Deeply moving, it's not too much for a mature teen to read, and I will be suggesting it to a friend's young adults.
"Dry Tears" will haunt me for a long time.

Dry Tears is an unforgettable Holocaust memoir and coming-of age story. Tec is a gifted writer and her comments about her experiences are deeply insightful.
Tec was hidden during the war---disguised as a Polish Christian, she lived with a variety of families before settling with a working-class family who also took in her parents (neither of whom spoke Polish well enough to "pass") and her sister.
What is most interesting (and depressing) about Tec's story is her slow realization that the family who took her in was anti-semetic. As a child, she experiences deep confusion about this and wonders how she should feel when the family compliments her by telling her that she is not "like a Jew." Her conflicted feelings about this family (she grows to love and respect them while at the same time being appalled by their prejudice) illustrate one of the greatest paradoxes regarding prejudices (***). The sad truth is that when one looks behind the stereotype one always discovers individuals who defy the stereotype (Tec herself experiences this---she assumes that one of the woman who takes them in---Stella--is a typically stupid and lazy member of the working class but when Stella is tortured by the Nazis and refuses to eveal any information, Tec is forced to look beyond the stereotype todiscover a very real and very complicated individual).
Tec's story also explores an aspect often not found in books dealing with adults under the Holocaust. As a hidden child who could "pass" as a Polish Christian, Tec spent her days as Krysia, a Polish Gentile. Not surprisingly, this caused her to become deeply confused about who she was---like all pre-teens and adolescents, Tec was struggling to discover her own identity but unlike her peers, Tec was forced to hide this identity.
I have read a great number of Holocaust memoirs---and this is not the "typical" memoir (as far as one can say there is a "typical" memoir). Several factors make this book unique---Tec's age at the time of the Holocaust, her insights into her own experiences (not surprising as Tec later became a scholar specializing in this period) and her openness about her struggle to assume an identity at a time when she was forbidden to assume her true identity.
A Lesson on Survival.......2000-01-04
"Dry Tears" is a memoir of the author during the years she and her family struggled for survival in occupied Poland. After many attempts to escape Nazi officials, they find shelter in a small town under the protection of a peasant Polish family, in exchange for financial benefits. The story is a lesson on faith, of compliance to ever adjusting circumstances in an environment filled with prejudice and ignorance. Well written, with no high literary aspirations, but with a high moral content. This is a must for adolescents and pre-adolescents, and for anyone who is not aware of what it really means to face adverse circumstances in life.

Dry Tears,dealt with the survival of a Jewish family during the Nazi Holocaust. The story is told by the youngest daughter, Tec, during her pre-adolescent years. If one does not fully comprehend the power of faith, hope and love, then this book is a must. It is a lesson for any family, group or individual who is struggling with circumstances that seem overwhelming or out of control.

My name is Esther Ouellette, I am originally from New York and have lived in Tennessee for the last sixteen years. Recently married this year (2005), I still reside in Tennessee with my new husband and my daughter. I come from a family of four brothers and one sister. I am the second to the youngest of the six of us. Poetry has been a passion for me since I was very young. I started writing around the age of twelve and have not stopped. I realized the pleasure it gave me when I would write something to give to a friend or a family member and it would bring a smile to their face. I have always expressed myself in words whether it is about love, death, friends or family. My father had a dream for me. That dream was that I would use the talent inside me and make a book or write an article. I never once thought he was serious, but after his death in 2001, I finally submitted a poem that I wrote about him, and it was published. Since that time, I have never thought of completing a whole book, until recently. Remembering the words of my dad and all the dreams he had for me is the reason I am writing this today. I hope that everyone that reads this will find inspiration and love through the words in these pages to follow. Thank you, Dad, for helping me to understand my talent, follow my dream, and to have the courage to finally DO IT! I love you. In Dry Tears you will read about family, friends, children, love, death and hardship. Each one of these poems represents a time in my life, and it is expressed through these words. Most people experience these same stepping-stones through their life and will relate to the following writings.

During the past several decades, a significant international research effort has been directed towards understanding the composition and regulation of the preocular tear film. This effort has been motivated by the recognition that the tear film plays a critical role in maintaining corneal and conjunctival integrity, protecting against microbial challenge and preserving visual acuity. In addition, research has been stimulated by the knowledge that alteration or deficiency of the tear film, which occurs in numerous individuals throughout the world, may lead to desiccation of the ocular surface, ulceration and perforation of the cornea, an increased incidence of infectious disease, and potentionally pronounced visual disability and blindness.
