Important Concept with a Road Long Taken!.......2007-02-01
I must admit -- I can almost ghost write for Kiyosaki at this point. Rich Dad's 'Prophecy' is an example of what I could have done if given the concept to write about.
Within 'Prophecy,' Kiyosaki this time offers us his view on an impending stock market crash that will be caused by Baby Boomers in layman terms "cashing out" between the years 2010 to 2020. It's an important topic and something that most of us know by now -- not a secret as they say nor earth shattering information. But -- his information is very important to think about as we go about the course of our lives in securing a financial future for ourselves.
Highlighs:
As a result of ERISA (Employment Retirement Income Security Act) we are now away from the days of Defined Benefit plans and are now well-entrenched into Defined Contribution plans - gold watch -- may'be; predictable retirement income -- no! As a result, the working American (in most cases according to Kioyaski) will put her money in safe mutual fund investments on the premise that the stock market over time always goes up (with peaks and valleys along the way) hoping that the mutual fund manager's dollar cost averaging concept is at her advantage.
I think we know where this is going (especially if you've read Kiyosaki's previous work). You have to take control in an active sense and become an educated investor. There are some pages within that one should review:
Page 61: Points out just who is your financial planner - what qualifies him or her? Find out. Also -- the premise (my take on it): Government intervention has pushed retirement funding on the shoulders of a future generation with laws in place that are counter-intuitive to sound financial planning.
Page 116: Regardless if you think the health care crises is overblown or not, this page brings it home. Health care costs are rising. Many will be without insurance. Medicare and social security bankrupt -- probably. But we're living longer without adequate protection to carry us in our golden years.
Chapter 9: The whole chapter -- nice summurization of some contributing factors that will bring about 'The Perfect Storm'. Japan's status as a major economic force; China becoming the powerhouse economy; Wall Street being obsolete, and other factors that are important -- this chapter combined with Chapters 4 and 5 and you have the main point of the book.
All this leads us into --- Kiyosaki's familar concepts: Invest in real estate (passive), become an active investor in the stock market (portfolio), and start or grow a business. There are some pointers within for those that desire to remain employed, but again, the remainder of the book is not "must read" material if you've read RDPD, CFQ, Guide to Investing, and RY-RR!
My 3-star review is based upon an important concept being introduced in a very enjoyable (though long-winded) format. In addition, Kiyosaki consistently allows the reader to join at any point and catch-up on his concepts. This was at one-tiime considered by Kiyosaki himself as his most important work. I disagree with that based on where I am in his series; however, it is an extremely important concept to be reviewed and put at the forefront of our minds. Most of you will probably be able to read this within 1 - 3 days and this would have been better placed in a newsletter to die-hards -- but he has built the brand, so if you want to roll with it -- roll with it! Just a sidebar: What kind of cap rate is he going for?! I must disagree with his Triple Net Lease and some of his commercial real estate information, but at least it's well-written for those familiar with real estate to critique.
Stop your whining, it's only a book........2006-07-19
I can't stand all of these reviewers expecting books to solve their financial problems. Look if you're looking at this book thinking, "Wow, if I read this, I'll be rich and not have any problems in life ever." Then DO NOT BUY IT. But if you're looking for other views on life instead of the one you're looking through, then get this book. It offers a couple lessons, and yeah, it's similar to the other books. But the reason I read those is because I need different outlooks on the same subject, "Getting out of the rat race."
In this book, he points out the downfalls of our U.S. financial policies and that we try to push out our financial problems as far into the future as possible. "Let our children handle it". Could Kiyosaki have said it in fewer words? Probably. But I enjoy reading his work, so I didn't mind so much. It seems to me the people that are so anxious for an answer on how to get rich are the same ones that are saying, "Well, he's not saying when this will happen." or "Well, he's only saying to get passive income so I can be financially free." If he were to say those things, why is it so bad? Being financially free is key no matter how the markets are doing.
A different perspective on how you look at the same thing, that's all he's offering. He's not offering world renowned remedies, he's not the solve it all, nor does he make himself out to be. There just seems like there are a whole bunch of poor dads out there looking for the solve all book, and complaining that they don't own the right book. I feel it was worth my time to read it. And not really worth my time to read these other reviews.
The same point reiterated over and over........2006-07-07
A much better and concise book on this topic is called "The Great Bust Ahead". Authored by Daniel Arnold, it provides much more statistical data for an up-coming crash / depression.
It's not the 70.5 year olds withdrawing from their 401k's which will cause a crash, it's the 49-54 year old spending age bracket which are heading into retirement.
Arnold is predicting a much earlier crash to occur around 2010. I highly recommend his book. It's a short read and will only take about an hour; but is well worth it.
Point Made in Many Words.......2006-05-08
Kiyosaki's main point is that the stock market will react to the required-by-law RMDs (required minimum distributions) when the first year of Baby Boomers turn 70 years old in 2016. Many Boomers will have to sell part of their retirement investments according to the U.S. law. As more Boomers reach age 70, more will be forced to sell part of their holdings each year...and keep selling until they die. In any market, when sellers abound, prices fall. This will, in Kiyosaki's prediction, affect the investments and retirement accounts of the rest of us post-Baby Boomers before we reach retirement. His advice: we have until 2012 to "build our financial arks" and get out of the stock market. His suggestion is to get into real estate and business building (same theme as his previous 3 books in the Rich Dad series).
He could have made this point in a few chapters. He tends to repeat his points, perhaps so we remember them. More theoretical than practical advice is given.
To be a wise investor, you must know the laws of the land...and use them to your advantage. Do not count on the government (Social Security or Medicare) for your retirement because government has a track record and continuing mentality of pushing financial problems forward to future generations.

An incompetent general .......2006-11-03
The wrangling over who should have been to blame for the Pearl Harbor attack had never produced, until now, a full-scale study of the most likely culprit, Lt. Gen. Walter Short.
Short was commander of the Hawaiian Department, and the Army was responsible for protecting the fleet when it was in harbor.
Charles Anderson makes the best of a colorless personality, but "Day of Lightning, Years of Scorn" is still a thin tome. Short, a quiet, dignified man with many admirable qualities, did not leave much in the way of personal documents, nor did he get involved in any controversies during a 40-year Army career that was remarkably smooth, except for one day.
To the end of his life, which came in 1949, Short insisted that nothing he did or failed to do contributed to the shocking defeat on Dec. 7, 1941.
This is a surprising conclusion from any CEO whose roof has caved in, but Anderson is largely -- not wholly -- sympathetic to Short's predicament.
During four investigations, Short's defense amounted to a claim that if Washington had told him when and how the Japanese would attack, he would have been ready.
Washington didn't and he wasn't.
Although Anderson says the wrangling about who was responsible will never end, it probably should end, at least as regards Short's performance.
The fact is, he made one of the commonest and worst mistakes a commander can make -- he prepared for what he thought his enemy would and should do, not for what his enemy could do.
A man who had attended the Army War College should have known better. Almost a century and a half before Pearl Harbor, the British Admiralty, facing an exactly similar situation, cautioned its equivalent of Short: "We are not at liberty to calculate solely on what is rational or probable, but we must likewise keep in view such contingencies as may be barely possible and such as passion and intemperance may give rise to."
Others, notably the corrupt and incompetent Douglas MacArthur in the Philippines, did even worse than Short but got away with it. The difference, as Anderson acknowledges, is that MacArthur had a right-wing political claque that President Franklin Roosevelt feared.
Short was such a political innocent that when he was retired (with a big pension), he took a job with Henry Ford, one of the men FDR had struggled against for years to awaken America to its peril. If there was ever any slender chance that Roosevelt, always a good hater, would relent, that must have squelched it.
Even if Short had made all the best decisions, America likely would have been defeated at Pearl Harbor. Though even Gen. George Marshall, the chief of staff of the Army, called Oahu the world's strongest fortress, it wasn't.
Short rightly demanded more men, antiaircraft guns and interceptors. Yet he was unprepared to use the ones he did have.
The depth of his confusion was proved by his own words. Asked why he did not call a higher level of alert, he told an Army investigation he had "confidence that (the Navy) could prevent the carriers from getting through."
If that was the case, then the planes and guns he demanded would have been better sent elsewhere. (As many of them were.)
By the time the last and most thorough Pearl Harbor investigation began, Harry Truman was president. Truman was not disposed to rescue Short from his shame, but he was more judicious and correct than most when he said all Americans were to blame for the disaster.
That was not entirely fair -- there were plenty of Americans who were prepared to take on the dictators before December 1941 -- but it did put the finger on the real culprits who were responsible for 2,400 dead at Pearl Harbor: the isolationists, defeatists and pacifists like Calvin Coolidge, Charles Lindbergh and William Borah who had led the United States down a path of silly fantasies for 20 years, ever since the Republicans scrapped Woodrow Wilson's "Navy Second to None" act in 1920.
In the end, Anderson is unable to add anything profound to the tale, a point he admits. But it was necessary for some historian to have made the attempt, and all the many who are disposed to reargue Pearl Harbor controversialists will want to read this book.
A Good Analysis of a Good Man Having a Very Bad Day.......2005-03-02
General Short is remembered as the General who parked the airplanes wing tip to wing tip on the Hawaiian airfields around Pearl Harbor. Like the title of this book that one day is what we remember of General Short. We don't remember the forty years of Army service that Gen. Short put in before that day. Nor do we remember the years of life afterward. This is a biography of all of his life. But of course a major part of the book is on the one day.
On the whole the book is quite sympathetic to Short. For instance, this book says: "Aboard the Graceful Matsonia, steaming west through Pacific swells, Walter Short had plenty of time to think about the command that awaited him." Henry Clausen's book Pearl Harbor Final Judgement says, "Gen Herron [previous Army commander in Hawaii] prepared the briefing book for Short about how to defend Hawaii. But Short read a novel [on the ship to Hawaii], not the briefing book, and never asked Herron a single question about what his new job as Army commander in Hawaii entailed."
I don't know that it matters what Gen. Short read or didn't read on the way over. But there is no question that parking the planes wing tip to wing tip was a mistake, and it is clear that a couple of other mistakes were made, and Gen. Short gets the blame for them.
After Pearl everyone in the Army, the Navy, in Hawaii, in Washington and every where else tried to look innocent and pointed the finger at the two men in command. There were enough mistakes made to cover everyone. Forty years of peacetime Army service did not prepare this sixty year old general for what was going to happen. Indeed, the country wasn't prepared for what was going to happen. The inter service rivalry between the Army and the Navy was unbelievable. Could or would any general have done any better?
I think the last sentence in the book sums everything up pretty well: "While the Japanese prepared to demonstrate the new power projection tactics of seaborne attack from aircraft carriers, American officials and outpost commanders struggled to respond to a rapidly deteriorating situation in the Pacific with poorly coordinated national command and regional defense procedures basically unchanged since 1898."
Sympathetic View of Maj. Gen. Short.......2005-01-03
Those interested in the events of 7 December 1941 will want to read this extremely well-written biography. Anderson clearly places Walter Short in the context of his times, and the Army of the early 20th century. In the first part of the book, Anderson shows Short as a dedicated professional soldier for almost forty years before the Pearl Harbor attack. The book describes the measures that Short took to improve the defenses of Hawaii as well as the many problems that he encountered as the United States struggled to prepare for war. Anderson carefully sifts through the records of the four major investigations of the Pearl Harbor disaster. Throughout, Anderson takes a sympathetic view of Short, but remains even-handed and balanced. In the end, Short comes across as a honorable man and competent soldier, who unfortunately made mistakes. This book will complement other books which often take a more clinical view of the tragedy. Also, the book will make readers wonder if any of their own decisions and actions would be able to stand up to the intense scrutiny that Short had to endure.

Brillian Book on Female Candomble Religion, from a male.......2002-11-27
If you are looking for an excellent book on the Candomble Orixa Worship of Brazil, then this is the classic. The book as the title states is of the power of the Brazilian Priestesses of the orixas, also known as orisha. Mai De Santos, or Priestesses of Orixas are as powerful, and as highly respected as the Babalawos of the Ifa and Babalorichas of Lucumi. I highly recomend this to all Voodoo Mambos, Santeria Santeras, and all Woman of the world, who believe in the power of Woman.
From a man's point of view this is a brilliant and inspiring work, and should be read buy all who honor the Ancient African Gods.

Granted. You can find some of this information online if you know what you are doing already, but being new to the business this is a great book to lean the basics. If you are just a homeowner looking to buy a foreclosure in NJ then this is a good place to start.

This book has no content - about 15 pages worth of data you could easily get off the Internet for free! I thought this book might provide knowledge that is not easy to obtain, but the book has no content at all. The book has a whole bunch of contact info for the state of New Jersey, but that info is easily accessible from the Internet. Do not waste your money!!!!

I am a real estate agent who bought this to learn more about foreclosures and this manual pretty much gives you everything you need to know about foreclosures. I bought it to learn how to list these houses, but it also serves well if you are looking to invest in foreclosures.
